A new district heating and cooling plant (4400 tons cooling; 750 boiler horsepower heating) was constructed to serve the approximately 2,000,000 square feet of occupied space. Additionally, the plant is designed for expected growth of up to another 500,000 square feet of office space. The new plant was constructed and two new chillers and two relocated chillers, and all associated pumps, cooling towers, boilers, switch gear and emergency generator were installed and commissioned prior to the start of the new approximately 1,000,000 square foot office building construction project. The project as built includes sustainable, energy efficient systems. The project as a whole beat the California Title-24 energy regulations by over 20%.
Key design elements include:
• Central Plant, including low NOx boilers & high efficiency chillers.
• Heat recovery from chillers to pre-heat hot water.
• Campus utility distribution with variable flow pumping.
• Large capacity cooling towers for low approach temperatures.
• Thermal chilled water storage pre-piped for addition of TES tank in the future.
• Solar domestic hot water generation.
• Construction phasing.
• Commissioning.
• Campus-wide integrated direct digital controls for optimum operation and efficiency.
